Attracted perhaps to the leaves, filth, and debris, the building's stairwells and parking garage appear utterly infested with mosquitos.

Has management acted to fix this?
It doesn't seem like it.
They seem more troubled with tenant-organizing than a mosquito infestation. Perhaps Avenue5 can sick their high-priced lawyer goons on the mosquitos, instead of tenants just trying to protect tenant-rights.

An inspector from the city housing department first cited the hot tub for rust/filth after a September 19 inspection.
Then, management had well over a month to fix it.
But did they? NOPE!
So now management has to answer to the City of Los Angeles, which is escalating enforcement action.
We hope they really throw the book at 'em, so to speak.
Meanwhile, management is claiming the hot tub is just fine -- even though it's closed due to a supposed switch error (and not, supposedly, due to the rust).
Management is refusing to give residents a break on rent as this key amenity is down.
LOLOLOL.
We'll see them in court.

One resident -- who asked to remain anonymous, for fear of retaliation -- told us that her refrigerator was broken for months. She couldn't even refrigerate milk for her newborn baby.

One elevator is almost always broken. Management callously tells us to "use a different one" -- even if it's on the other side of the building.


Does that look inviting to you? After a long day of work, you want to relax in the hot tub with your neighbors. But when you get there, you see that. The hot tub has looked like this for at least a year.

One resident, who ultimately decided to simply leave the building, had to make 16 maintenance requests in his short time in the complex.

The building's carpets are years old -- and in places, they really look it. They're chronically stained and unsightly.
On December 14, 2025, it'll have been at least 16 months since the rust-colored filth was first observed and documented in the hot tub.

Three Different Safety Violations!
On September 19, 2025, a building inspector with the LA Dept. of Housing conducted an inspection of 5550 Hollywood, at the request of a resident. What he found was VERY TROUBLING. The inspector cited the building's management for THREE DIFFERENT VIOLATIONS which could impact resident safety.

It sure looks nice and clean and fresh, huh? The pool advertised at The Fifty-Five Fifty (5550 Hollywood), managed by Avenue5 Residential, and owned by Grubb Properties, would make anyone want to jump into that pool. Too bad it's not real.

We don't know quite what this is in the hot tub at 5550 Hollywood.
It could be rust, it could be mold, or it could be something else altogether.
But it certainly doesn't resemble a pool or hot tub we'd want to jump into.
We want to hold Avenue5 Residential accountable for this issue, which has persisted for well over a year!
It highlights the state of the building and demonstrates the difference between what Grubb Properties sells and what renters actually receive, shedding light on the need for renter support and organizing to defend tenant rights.
