When these residents visit the office to drop-off their rent check, they often find it closed! The door is shut, and nobody is there. The law requires the office to accept checks during business hours, or to install an drop-off box. But management doesn't care. They're all too happy to charge more late fees.

- Life gets busy. Things happen. If you send in your rent 5 minutes late (that is, five minutes past the deadline), and you're slapped with a $150 late fee! That fee might not even be consistent with the California laws, which require such late fees to be reasonable and proportional.
